Gibson’s Grant is a wonderful neighborhood! You are in good company here as our families are many and diverse from singles to married, from the very young to those enjoying retirement.
We invite you to get involved in the HOA and enjoy the amenities provided here including: the exercise room, our community pool during summer hours, walking trails, kayak launch, pier, playground, and great companionship with your neighbors. Below, we offer helpful tips and guidelines:
- PLEASE NOTE THAT WITHOUT EXCEPTION the SPEEDLIMIT IS 20MPH everywhere and at all times. We are a quiet and active residential community. We walk and bicycle, our children play outside, buses come for school children, and we walk our pets. Please drive carefully and mindfully at all times--and wave hello to your neighbors!
- Our HOMEOWNERS ASSOCIATION (HOA) is active with administrative responsibilities, social gatherings, guideline policies, and addressing community concerns. Our website is www.gibsonsgranthoa.com. REGISTER on this site to keep abreast of formal announcements that effect our community and to receive weekly updates on events, meetings, guest lectures and other important resident information.
- The HOA website also has a link to Sentry Management’s SENTRY PORTAL. Sentry handles our HOA dues submission, community management concerns and problem reporting. Once you’ve registered on the Portal, sign up with the Homeowner Directory to begin receiving emails with important resident information. Michele Krolick is our property manager at Sentry; MIchele can be reached via email [email protected].
- At your closing, you should have received copies of the HOA covenants. Please read these over and familiarize yourself with them, particularly regarding home and yard maintenance and architectural guidelines. If you didn’t receive a copy of the covenants, or if you need another copy, you may download a copy from the HOA Website here (once you’ve registered) or from the Sentry Portal here (also once you’ve registered).
- KAYAK RACKS
- TRASH PICK-UP is on Thursday mornings. You will be given a large green container for trash. The trucks come early so place your can at curbside Wednesday evening or early Thursday morning. Per community by-laws, all trash cans must remain out of sight at all times other than for trash collection. If you haven’t received your trash can, or have any questions about this subject, please contact Michele Krolick at Sentry.
- PETS are welcome in GG. We request all homeowners be mindful of collecting their pet’s waste. This includes along the sidewalk easements, down Manor Drive, any community common grounds, the walking trails along the conservation ponds, and all other areas-even the ones that are under construction. All pets must be kept on a leash when outside a fenced area.
- Admission to the CLUBHOUSE is via the wrist fobs issued at your house closing (if you didn’t receive two fobs, or if you need to purchase additional fobs, please contact Michele Krolick at Sentry). The clubhouse is where one gains use of the exercise room, the pool, and the large conference room. Here, homeowners may host a private event, attend HOA meetings, guest lectures, and HOA sponsored social events. There is free WiFi available; the password is clubhouse2018. For information on renting the clubhouse for private events, residents may contact Michele Krolick at Sentry.
- CHESTER RIVER LANDSCAPING is responsible for maintenance of all outdoor common areas and yards “outside the patio fence.” Please note, if you plan any hardscape change or addition to your home or patio area, complete plans must be submitted to the HOA Architectural Committee for approval. Likewise, if you want to dramatically change your yard landscaping--adding or subtracting trees or changing out foliage to incorporate a whole new design, complete design plans must be submitted to the Landscape Committee.
